The Wroclaw developer i2 DEVELOPMENT, the owner of the former Babiński hospital premises, has more concrete plans to develop this part of property.
“The first thing that we want to do is to develop a historic house of red brick situated closest to ul. Św. Mikołaja,” says Marcin Misztal, Vice-President of the Management Board of i2 DEVELOPMENT Sp. z o.o. “We want to renovate the entire building and convert it into climatic lofts. Beside it, there is an old building situated right next to the street, where the hospital administration was once situated. Now it will be replaced with modern offices.”
Car park, apartments, flats
Right near future lofts and the office building, in the area close to the moat where no trees can be found, there will be an underground car park with the planned entrance from ul. Św. Mikołaja. For the time being, we do not know how large it will be. Its task will be to provide parking places to inhabitants of lofts and office users.
The renovation of the brick building and the building at ul. Mikołaja will start already in the first half of 2014, and the progress of works will be visible in two months. The first companies should move into the new office next year.
“The conception for the remaining part of the land is still under creation and there are no precise plans at the moment,” says Marcin Misztal. “We will certainly want beautiful apartments here, but we are considering slightly cheaper flats as well. We are also negotiating with several hotel chains that would like to locate their services here.”
Park open to everyone
i2 DEVELOPMENT does not want to interfere in greens located on the recently purchased premises.
„We always treat greens as a strong benefit of each investment,” says Misztal. “This area abounds in beautiful old trees, which we will certainly want to retain. We would like to create here an internal park available not only to inhabitants of the building, but also to all inhabitants of Wroclaw.”
The whole project is being designed by the Maćków Design Studio.
As the investor says, negotiations with potential customers have already started. All buildings on the former hospital premises are very popular among potential buyers.
i2 DEVELOPMENT purchased the former Babiński hospital premises in February 2014. The company paid over 35.8 million PLN for this property. i2 DEVELOPMENT is the only entity that took part in the tender. The Marshal's Office has already tried to sell this land a number of times. A few years ago, it evaluated the land and the former hospital buildings at almost 200 million PLN.
