Kraków, Wroclaw, Tricity, Katowice, Poznań, Łódź, Lublin, Szczecin (Warsaw is classified separately) – these cities are included in the latest report by the Newmark Polska consulting company ‘Office Occupier – The office market in regions, 1st half of 2024’. According to the report, Wroclaw is among the leaders in this sector.
Newmark Polska: ‘Tenants in Poland's largest regional office markets put an increasingly stronger accent on the efficient use of the space occupied by them while looking for higher-standard offices. Kraków, Tricity and Wroclaw account for almost 70% of total demand in regions in the first half of this year.
Fewer offices are currently under construction, as the available office space in existing buildings in regions is estimated at almost 1.2 million sq.m.
Wroclaw with the biggest office investments in Poland
According to Newmark Polska’s report at the end of Q2 2024, the volume of office space in the eight biggest regional markets outside Warsaw was more than 6.73 million sq.m.
The largest completed investments included office buildings such as Quorum Office Park A (18,200 sq.m., Q1) and B10 (14,150 sq.m., Q2) in Wroclaw and Brain Park C (13,000 sq.m.) in Kraków.
Karol Wyka, Managing Director of the Office Space Department, Newmark Polska: ‘Due to the high vacancy rate in existing office buildings, developers are cautious about starting new investments, which will translate into limited supply in the coming quarters, with just over 90,000 sq.m. of offices to be built by the end of this year.’
Companies cautiously look for offices to rent
In Q2 2024, tenants in the main regional markets leased more than 146,000 sq.m. This result was similar to the demand recorded in Q1 2024, which totalled almost 140,000 sq.m.
‘In the period from the beginning of January till the end of June 2024, tenants leased the biggest amount of office space – as much as 93,500 sq.m. – in Kraków. Tricity ranked second with almost 56,000 sq.m. of signed contracts. In Wrocław, the activity of tenants amounted to almost 50,000 sq.m. These three cities account for almost 70% of the total demand registered in regions in the first half of this year,’ says Karol Wyka.
Which industries rent offices most frequently
In the first half of 2024, IT and manufacturing companies had the biggest share in the demand. They accounted for 30% and 18% of all rental transactions, respectively. Companies from the business service sector came third with 15%.
Vacant premises in the office market. How many offices are vacant in Wroclaw?
In Q2 2024, the vacancy rate in the country's largest regional cities slightly decreased – for the first time since Q3 2022. At the end of June 2024, it amounted to 17.7%, which means a 0.1 p.p. decrease compared to the first quarter of this year, but also a 0.9 p.p. increase year-on-year.
The biggest year-on-year increases occurred in Wroclaw (2.1 p.p.), Szczecin (1.9 p.p.) and Kraków (1.8 p.p.). In total, a record amount of almost 1.2 million sq.m. of vacant office space is available to tenants in the eight main regional markets.
How much does it cost to rent an office? Prices on the office market
Rents for the best office spaces in Q2 2024 remained relatively stable compared to the previous quarter, amounting to €16.00–17.00/sq.m/month.
'The highest rental rates are in office buildings that offer innovative solutions in new technology, ESG and energy efficiency. Constantly high operating costs induce both tenants and office building owners to invest in the modernisation of leased offices to achieve significant savings,’ says Urszula Sobczyk, Director of the Valuation Department at Newmark Polska.
