Osiedle Rodzinne develops new estate at Nowe Żerniki

Osiedle Rodzinne is developing a new apartment block in the south-west section of Nowe Żerniki. The building is going to stand in the vicinity of a newly developed local community centre.

The construction of the apartment block is already under way. Concrete foundations were laid on the site at Nowe Żerniki. Osiedle Rodzinne is planning to complete the investment in the latter part of 2016. The building was designed by a group of Wroclaw-based architects: Marcin Dziewoński, Maciej Hawrylak, Marcin Major, Magdalena Paryna and Joanna Styrylska.

With detached houses in the immediate vicinity of the site, the investor had to commission a design which suggests family housing on the outer rims of the estate and transforms into a multi-story apartment block in the centre.

"Our design is all about glazed surfaces while terraces and loggias add diversity to this simple and modernist outline. The vertical lines of polycarbonate-lit staircases dissect the building into sections typical of detached housing. The entire design is dominated by monochromatic colours with graphite window frames and banisters silhouetted against white walls," explains the developer.

The design provides for a varying number of storeys in the building to combine compact studios with spacious apartments fit for a large family. It also offers split-level flats as well as flats with mezzanines.

"We have a wide range of apartments on offer which can be easily divided into a typically residential space and a space fit for a studio or office. The design also provides for apartments with two-bay underground garages. A split-level apartment offer a residential space upstairs and a two-bay garage and a utility room which are connected with the upper level by a staircase," informs the developer.

Gardens and green roofs

A large number of apartments will be provided with gardens while green roofs add a sustainable edge to the design.

"In practice, almost all roofs, excluding private terraces which are part of the top-storey apartments, will be planted with greenery to retain much of rainwater, which is a sustainable solution yet to be promoted in the city,” explains the developer.

The investor also informs that simple design and materials guarantee timely completion and affordable prices (prices range from 192 thousand PLN for a flat).

New Architecture for ECC 2016

Nowe Żerniki is going to serve as a flagship architecture project for the ECC Wroclaw 2016. The estate draws on the design of the model WUWA estate, thereby creating a new and self-sufficient district in the Western part of the city. This exemplary estate with complete road and residential infrastructure is going to take up approx. 40 hectares of land, including schools, community centres and residential buildings.
