„Na Kazamatach” apartment block in Bulwar Staromiejski

"Na Kazamatach" is the name of a new apartment block to be developed in Bulwar Stamiejski, Plac Jana Pawła II, in a 2.5 ha plot of land formerly occupied by the Babiński Regional Hospital. The investment will be carried out by i2 Development. The company is planning to go public and has just announced that 114 million PLN of loan was granted to finance the Bulwar Staromiejski project.

Bulwar Staromiejski is a new housing project by the Wroclaw-based company i2 Development. The design provides for 14 buildings to be used for office, commercial and housing purposes, underground car parks and zoning plan. The investment is expected to be completed in 2018.

The investor has just announced that apartments at the "Na Kazamatach" building are now available for sale. The renovation has just begun.

"The building dates back to the 18th century and is a real gem for real estate connoisseurs. Vaulted with arched ceilings, the atmospheric interiors open onto a park full of ancient trees, the city moat as well as cafés and restaurants by the boulevard. "Na Kazamatach" is primarily designed for short-term lets," says i2 Development Vice President Marcin Misztal.

The investors traced back an intriguing story behind the building, which was developed in 1776 as casemates for the nearby fortress's garrison. The building served as a shelter in case of a siege. Located along the outer city walls, it was altered many times, its original design developed by Carl Gotthard Langhans, a Silesia born illustrious architect active in Berling and Potsdam, best known as the author of the Brandenburg Gate. The historic floor plan, thick brick walls and vaulted ceiling have survived to this day from his design.

"We wanted to restore the building's original personality. That's why we've designed bossage for the elevations and we also have restored Tuscan pilaster and cornice details. We've also added glazed balconies and sloped roof windows for the residents' comfort. Top quality finishing materials which are going to be used in the reconstruction of common areas will add to the austere and elegant character of the interiors. All works have been carried out under the supervision of the Wroclaw Historic Conservation Officer, explains Arkadiusz Chamielec, Head of Chamielec Architekci, an architecture studio cooperating with i2 Development.

  • The investor is planning to provide 63 apartments ranging from 23 to 64 sqm in size, including studios and studios with mezzanines as well as 3-bedroom apartments. Some of the apartments located on the ground floor will occupy the historic casemates area. The majority of the apartments, which also range in height (from 2.75 metres to over 4.5 metres), come with balconies, while some of them can be extended with mezzanines at the customer's request. The design provides for 5 storeys above the ground and one below, and the entire building is also going to feature 7 commercial spaces ranging from 55 to 204 sqm in size. The investor is planning to complete the building by Q3 2017.

Loft apartments by the moat

"Na Kazamatach" is the company's fifth investment in Bulwar Staromiejski. The Wroclaw developer has sold more than a half of the luxury apartments in only three months since the launch of the first housing investment in Bulwar Staromiejski. 23 out 56 loft apartments have already been purchased, while another 8 are now booked. The average price of the apartment exceeds 11,000 PLN per sqm.
